The Challenge

The building was originally constructed in 1954, requiring several code upgrades in addition to repairing the fire damage. These upgrades affected multiple building systems and required extensive coordination with city officials.

Emergency Response

Immediately following the loss, Turquoise Construction implemented emergency stabilization measures to secure the property and protect occupants, visitors, and neighboring residents from potential hazards. Temporary fencing was installed around affected areas to prevent unauthorized access and maintain site safety during inspections and planning activities.

Insurance Coordination

Turquoise Construction worked closely with the insurance carrier throughout the life of the project. Detailed estimates were prepared using industry-approved estimating software. Our team maintained ongoing communication with the insurance adjuster to facilitate timely approvals and address questions related to the scope of work. Documentation for code-required upgrades and reconstruction activities was provided as needed to support the claims process and help keep the project progressing toward completion.

Reconstruction Scope

Following demolition and damage assessment, a comprehensive reconstruction plan was implemented to restore the property to pre-loss condition while incorporating required code upgrades; structural & exterior repairs and interior restoration.

Results

The property was successfully reconstructed and restored to pre-loss condition allowing residents to move back into their homes and resume normal occupancy. For the property owner, the successful completion of the project helped restore rental operations and support recovery from the financial impact associated with tenant displacement and loss of rental income.

Key Takeaways

For multifamily owners, restoring residents to their homes as quickly and safely as possible is critical. Equally important is helping ownership recover lost rental income by returning units to service efficiently. This project highlights how proactive communication and experienced reconstruction management can support both objectives following a significant property loss.
